Blue Canoe House Rules Complying with these House Rules is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit or eviction. All Guests of renter must also comply with all House Rules and any other instructions from the owner during their stay. Renter is responsible in ensuring that their guests are complicit with these House Rules. 1. Guests and Noise Parties and large gatherings of any kind are strictly prohibited at the Blue Canoe Renter is responsible for ensuring registered guests does not exceed the number initially reserved. Any additions or non-overnight guests must be approved by the owner first and are subject to an additional fee as noted on the listing. Guests must keep noise to a minimum so as not to disturb the occupants of neighboring properties – Outside quiet hours are from 10pm-8am. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit. 2. Normal Hazards Exist Renter acknowledges and accepts the risk for hazards that exist in and around the property and that it is the responsibility of the renter and their guests to familiarize themselves with those hazards to avoid any issues. Snow and Ice can make the narrow driveway, stairways, decks, and grounds dangerous, especially at night so use of extra caution is advised. This Vacation Rental is suitable for children, however, children should be closely monitored on the decks, in the hot tub, around the firepit, and in all unfamiliar places. Guests are fully responsible for the safety and security of their children at all times. 3. Adherence to Penn Estates community rules Renters and their guests must abide by all Penn Estates rules when accessing community amenities and while driving through the community. The speed limit throughout the community is 25mph. Other rules are posted at each activity/amenity and should be observed. You must bring your guest passes to community amenities during the summer season. Any tickets and fines garnered by the renter or their guest must be paid before checking out. 4. Gate Access & Parking Only those vehicles and owners whose information was supplied by the renter at least 3 days prior to arrival may be permitted access to the community. Once arrived at the Property, all vehicles must park at the end of the driveway by the house. No vehicles are permitted to park on or near the street. 5. Be a Good Steward of our Home. Trash cans are provided, if trash cans are full, please empty your trash in the large outdoor can under the stairs. Guests are encouraged to turn off lights, heaters, fans, fireplaces patio heaters and electronics such as televisions when not in use to promote energy saving. Any time Guests leave the house, please ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. 6. Outdoor Spaces Before using outdoor spaces you must read directions provided in the How to guide. Beach towels are provided for hot tub use and are located in the laundry room. Please do not take grey bath towels outside. No glass or smoking allowed near the hot tub. Prolonged use of the hot tub can be dangerous for anyone, children and those pregnant especially. Please do not disturb hot tub settings, floaters or chemicals. Hot tub at your own risk. Before using the fire pit, make sure surrounding leaves and flammable debris are removed. Do not use any chemical means to start a fire. Fully extinguish any fire after use. When using the BBQ grill, turn the propane on before use and off after use. Allow the grill to cool down before cleaning and replacing the cover. When using the patio, children should always be supervised . Children must be attended near the lake and hot tub. All children under 14 must wear a life vest. Several sizes are provided. Use caution while kayaking, boating or using the stand up paddle boards. The community roads can be icy in cold weather, use caution. 7. Smoking/Alcohol/Drugs Smoking is not permitted inside the home at any time. Smoking outside is only permitted more than 50 feet away from the house in designated areas and away from any flammable ground cover. Cigarette butts must be disposed of properly and not thrown on property grounds. When drinking outside please use plastic containers. Using any illegal substance or performing illegal activities is immediate cause for eviction. 8. Property Damage or Missing Items Renter takes full responsibility for any damages they or their guests cause. Damages are billed for replacement plus time and materials. Items are inventoried after each stay, missing items such as towels, pillows, utensils, etc., will be billed at replacement plus time. All Damages must be reported to the Property Manager as soon as reasonably practicable. 11. Pets Only pets that are well-trained and well- behaved are allowed. Pets must be identified beforehand and are subject to an additional cleaning fee. Pets are not allowed on furniture or in beds. All pet messes must be cleaned up by their owners. 12. Booking Requirements Must be over 25 years of age to book a reservation and must have at least one review and of least a 4.7 guest rating to book. 13. Events at the Blue Canoe Events like weddings and such must be pre-approved by host. A limit of 20 guests (4 vehicles in driveway) is allowed. All items used to decorate must be disposed of before check out. The Owner reserves the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
